History behind the metal frame warehouse south of ABIA explored. An Austin mystery solved.

A metal frame warehouse located south of Austin Bergstrom International Airport once belonged to Heritage Moulding & Millwork (Heritage Moulding & Millwork) is now abandoned and under-utilized. This news article will explain what that building once was. And everything in between.



This metal frame warehouse was built in 1985 as a 22,400 square foot building on 190,836 square feet of land. Construction of this warehouse was completed in the year 1986. A request for a mechanical permit was submitted on January 14, 1986 at the Permit Center. The permit was authorized on January 14, 1986. This metal frame warehouse first belonged to what was once a welding company called Heritage Moulding & Millwork (Heritage Moulding & Millwork) from 1985 to 1991. Roy O Smithers incorporated Paradigm Homes inside of this warehouse on October 10, 1990. Paradigm Homes would use this warehouse for their home building and construction business.

NCNB TEXAS NATIONAL BANK sold the warehouse to Ryan Zuniga of Ryan Zuniga Investments on a special warranty deed on the date of 10/16/1991. Manuel Zuniga was a home builder and president of Structural Lumber Products Inc which manufactured trusses for homes. Structural Lumber Products engineered trusses and wall panels for residential construction. Structural Lumber Products Inc was a home-building supply company. An OSHA inspection for Structural Lumber Products, Inc was performed and completed on the date of March 12, 1993. The case was closed on May 24, 1993. The inspection type was listed as planned. However Structural Lumber Products, Inc continued to operate at this location until 1994. By then Structural Lumber Products, Inc had relocated back to their main headquarters on Riverside Drive.




Ryan Zuniga of Ryan Zuniga Investments conveyed and deeded the warehouse and the surrounding property to the City of Austin in late 1994 on a warranty deed. (Ref: Travis County Deed Records, Volume 12313, Page 1998)


The City of Austin authorized a fee simple acquisition of real property located at 10010 Burleson Road for the New Airport Project in November 1994. This included all associated relocation costs at an approved purchase price of $461,000.00 and associated relocation costs not to exceed $66,000.00. Roy O Smithers dissolved Paradigm Homes on the date of December 29, 1995 effectively shutting down the company. This was because the City of Austin now owned the warehouse. (Ref: https://opencorporates.com/companies/us_tx/0116887600)



 

On December 29, 1997, a partnership of the Company acquired substantially all of the assets of Structural Lumber Products, Inc. (“SLP”), a manufacturer of engineered trusses and wall panels for residential builders. SLP operates plants in San Antonio, Austin and Dallas, Texas. The total purchase price of the transaction was $18.5 million. SLP had net sales in fiscal 1997 totaling $22 million. Initially funded through the Company’s lines of credit. Subsequent to December 27, 1997, a partnership of the Company acquired substantially all of the assets of Structural Lumber Products, Inc. The total purchase price of the transaction was approximately $18.5 million, funded through the Company's lines of credit. Annual sales of SLP totaled approximately $25 million in 1997. This transaction will be accounted for as a purchase, with the excess of the purchase price over the estimated fair value of the acquired assets, which approximates $13 million, to be recorded as goodwill. This metal frame warehouse has been vandalized and graffitied on several times. This metal frame warehouse has been rotting away in rural decay for some years now. This particular metal frame warehouse was and still is maintenance storage for Austin Bergstrom International Airport. City of Austin currently owns property where the warehouse is located.
