Mystery regarding the abandoned house on South Zarzamora Street in San Antonio, Texas revealed. The former Casa Grande Party House.

Those of you who are residents of San Antonio may be wondering what the abandoned house is South of I 410 (Loop 410) on South Zarzamora Street is. Well this news article will finally reveal what the abandoned house on South Zarzamora Street is.


The abandoned house is South of I 410 (Loop 410) on South Zarzamora Street is none other than the former Casa Grande Party House. Casa Grande Party House was owned and operated by Anthony O Rocha, Andy Rocha, and Louis Cruz. The primary owners of Casa Grande Party House were Anthony O Rocha  and Louis Cruz. Casa Grande Party House operated from 1971 to 1988. (Ref: Bexar County Land Deeds, Volume 5958, Page 265)

Casa Grande Party House was a hotbed of political activism as the Tri County Citizens Rights often held their meetings there during the mid-70s. (Ref: https://www.newspapers.com/newspage/29745238/)

Casa Grande Party House hosted many social gatherings and dances since the house was specifically designed as a dance hall.




The house Casa Grande Party House was located on property owned by Louis Cruz and his wife Mary G Cruz. Mary G Cruz sold a portion of the property to Andy O Rocha on a deed of trust in the summer of 2001. Mary G Cruz deeded the house and property to Andy O Rocha on a warranty deed with vendor’s lien on the date of June 15, 2001. (Ref: Bexar County Land Deeds, Volume 8931, Pages 319-324)



Andy O Rocha sold a portion of the land back to Mary G Cruz in late 2001. However Andy O Rocha kept 2 other tracks of land which originally belonged to Mary G Cruz. Both of which were 4 acres in size. Mary G Cruz deeded their land to their son Louis Cruz Jr. on a warranty deed in 2002. (Ref: Bexar County Land Deeds, Book 9259, Pages 1691-1693)

A revocation of power of attorney deed was issued in 2005 when Mary G. Cruz relinquished her property rights to her son Louis Cruz Jr. then. Mary G. Cruz relinquished her property rights at her own request so her son could have acquired all property rights and mineral rights. Louis Cruz Jr. had been owning all of the property by 2006. Surprisingly the former Casa Grande Party House and property was foreclosed on and taken over by Bexar County when they discovered Louis Cruz Jr. was delinquent on his taxes. Louis Cruz Jr. had delinquent taxes dating all the way back to 2002. So Bexar County took Louis Cruz Jr. to court over delinquent taxes in 2009 which lead into a lengthy lawsuit. Bexar County was the plaintiff and intervener who filed a lawsuit against defendant Louis Cruz Jr. over taxes and penalties in 2009 and again in 2011. So former Casa Grande Party House and property was put up for auction on a decree of sale by a sheriff’s deed on May 6, 2011. News about the decree of sale by a sheriff’s deed was advertised in the Commercial Recorder newspaper on December 9, 2011. The former Casa Grande Party House was put up for sale on the date of December 9, 2011 for the sum of $22,140.22. That is the reason why the former Casa Grande Party House was put up for auction on a decree of sale. (Ref: Bexar County Land Deeds, Book 15395, Page 1556)




Bexar County sold the former Casa Grande Party House and property to Joey S. Rodriguez on a deed (quitclaim deed) during the date of June 26, 2012 when the motion was duly seconded and approved by the Commissioners Court of Bexar County. Ultimately Bexar County sold the former Casa Grande Party House and property to Joey S. Rodriguez for the sum of $22,140.22 on that date via quitclaim. Joey S. Rodriguez acquired all property rights and mineral rights after the transfer of sale. (Ref: Bexar County Land Deeds, Book 15603, Pages 903 & 904)


Joey S. Rodriguez sold the former Casa Grande Party House and property to Verano Land Group, LP some time in 2018. Verano Land Group, LP sold former Casa Grande Party House and property to Southstar at Verano Investment, LLC on November 25, 2020. Southstar at Verano Investment, LLC currently owns the former Casa Grande Party House and property. (Ref: Bexar County Land Deeds, Document Number 20200290003)
