Proposed development for affordable rental housing called Kingswood (FM 812/COTA) to be built in Austin.

A proposed a development for affordable rental housing at 13411 FM 812 in Austin, Texas is in the planning process. The proposed development will be called Kingswood (FM 812/COTA) which will located near the Circuit Of The Americas (COTA). The proposed development is in the extra-territorial jurisdiction of the City of Austin, Texas. LDG Development, LLC, a Kentucky limited liability company is the owner of Kingswood (FM 812/COTA).

LDG Development, LLC will submit an application to Texas Department of Housing and Community Affairs (TDHCA) for a 4% Housing Tax Credit will go towards allocation for the development. The development will use a mixture of 4% tax credits and bonds to finance the development with a total project cost of approximately $45,000,000. All units will be marketed to HACA’s Housing Choice Voucher residents. HACA, through its Public Facility Corporation will issue tax-exempt bonds in an amount not to exceed $35,000,000. On January 30, 2019, HACA Board Work Session set out affordability goals for future acquisitions and developments for AAHC. By serving families with incomes at 60% and below Area Family Median Income, Kingswood (FM 812/COTA) meets these targeted affordability goals. Travis County held a public hearing on August 25, 2020 to consider the proposed development and on that same date approved a Resolution of No Objection regarding the application based on LDG Development’s representation to the county that all in the proposed development of Kingswood (FM 812/COTA).  Travis Commissioners Court has no objection to the application for the development of Kingswood (FM 812/COTA). A total of 328 rental units are to be built and will be reserved for occupancy by individuals and families earning 60% or less of the Area Median Family Income. 9 of those rental units will reserved and set aside for individuals and families earning 30% or less of the Area Median Family Income. LDG Development, LLC has since informed Travis county that they are revising their application to change the affordability levels for some of the units at the proposed development for Kingswood (FM 812/COTA).
